Quiet

Small, shared kitchenettes
Tenancy kitchenettes are narrow and the bench is contested. A Jura ENA 8 is about 27cm wide; a WE8 fits a floor kitchen. Both fill from the top, so measure the clearance under the overhead cupboards.
No plumbing
Plumbing in a tower fit-out means building approval and a plumber. Tank-fed office-grade machines avoid it entirely and one refill a day is fine up to about 50 cups; above that we can arrange plumbing where a water point exists.
